Why Chicago Realtors Should Treat Short Sale Clients With Respect?

oie_CILLqhyFBEjO.jpg

More homeowners are aware of short sale real estate. Financial problems often hit them. In this case, they can look for refinancing. It helps them protect their house. That means they can remain living at home during financial hardships. Actually, there are other cases. Some of them can’t pay the loan due to a specific reason. For instance, they have a severe illness or have no job. A short sale is the only option. In this case, they need to find a good real estate service. The expert can help them to pass through the whole procedure.

The Help from a Realtor

For realtors, dealing with short sale clients can be quite daunting. Most of the clients are distressed. It’s because they are on the verge of foreclosure. Another reason is that the real estate short sale puts them into a bad situation. The lender can benefit from this sale. Due to this reason, realtors must respect these clients. They need to guide them throughout the process. The aim is to avoid the lengthy procedure.

Realtors must ensure the clients get a perfect service. They need to assist them regarding negotiation and other aspects of short sale foreclosure. Regardless of the client’s condition, real estate services must act nicely. Respect is the most important aspect in short sales. What about those who don’t have money? Can they hire a realtor for assistance? Fortunately, there are many agents that don’t charge money. The commissions are paid by the mortgage lender. It’s a good thing.

The Smooth Procedure

The prime purpose of short sales is to avoid foreclosure. All realtors must understand this demand. Still, there are other solutions available. Each client has different issues, after all. A short sale is one of the best methods to deal with foreclosure. The realtors also need to explain the qualifications of a short sale. Not all clients are aware of the rules. The most significant requirement is the cash flow shortfall. A pending mortgage loan is also a reason.

Some clients may come to realtors harshly. They ask numerous questions about their conditions. For example, they may ask whether or not they have the time to avoid foreclosure short sale. Just because they are already in foreclosure, doesn’t mean they can avoid it. The only issue is the legitimate procedure. In this case, a good realtor is a great help for the clients. One thing, it should be the best agency. It must show great deal of respect to the clients.

So, why do people need to call in a realtor? Basically, a certified realtor has both the skills and information in dealing with short sales. They help clients accomplish the process. A short sale requires more than a buyer, seller, and agent. It also involves the lender. It also takes much time and paperwork. In some cases, the client’s house is in bad condition. The realtor should convince the homeowner. The house still has the value of a short sale. With proper respect, a realtor is able to handle different clients. Regardless of the short sales and foreclosures situations, the sale will run smoothly.

The Benefits of Positioning Yourself in the Short Sale Market

When it comes to selling a home, people must talk to a realtor first. It’s about the possibility of short sale real estate. In the market, there are always pros and cons of a transaction. Still, a short sale is a good solution during financial hardships. As a matter of fact, no one wants to face foreclosure. It’s embarrassing. Not to mention it ruins the credit score. In some cases, people can’t buy a new house for the next few years.

The Benefits of Positioning Yourself in the Short Sale Market .jpg

Why does it Matter?

If homeowners undergo foreclosure, they don’t have the right for the house anymore. They can’t apply for a loan. It’s because the foreclosure has a negative impact on their credit. A reliable realtor can help them obtain some options. Once the clients make a decision, they rely on the realtor’s help. An agent is helpful when it comes to short sales. He or she supports them during the problem.

Recently, people start talking about short sale investing. They consider it as a profitable act. What makes it beneficial? The buyers take advantage of the homeowners’ miseries or loss. They usually use a particular method such as bank short sale foreclosure. These people give a bad reputation to foreclosure investment, though. Why is that? As mentioned earlier, they look for benefits from others’ loss.

Despite such reputation, short sale investing is indeed a tempting opportunity for investors. They buy properties from those with mortgage loan issues. Actually, the banks don’t want to hold the property. What they want is money. Once the investors have bought these houses, they have the right to resell them to buyers. They take some profits from each transaction. It gives them a lucrative income over time.

The Other Benefits

Short sales aren’t only beneficial for investors. It’s also good for the banks. Short sale investing gives income to the banks. It’s better than holding onto defaulted real estate. For them, such property isn’t an asset. Remember, banks get profits once the property is sold. That means foreclosure short sale gives benefits for homeowners, investors, and the banks. There’s no downside at all. As long as there’s an agreement, the procedure harms no one.

For homeowners, a foreclosure is inevitable if they do nothing. In the end, they may lose their house. Not to mention there are various problems ahead. By joining the short sale market, they have the opportunity to stay at their house while dealing with the mortgage loan. Otherwise, they need to spend many years to repair the bad credit. Simply put, a short sale is a good solution for everyone. Homeowners should consider it as a prime option.

The homeowners have an opportunity to move on. Thanks to the short sale. Once the foreclosure stops, they can get back on their feet soon. Here’s the fact. No one can deal with the pressure of foreclosure. It affects both physical and mental conditions. This way, the homeowners aren’t able to work properly in the office. They will get more troublesome issues. Overall, short sale isn’t a bad thing. It helps both homeowners and investors. The banks can take advantage of short sales and foreclosures as well.

Skip the Repairs and Still Sell Your Home!

Don’t pay a dime on repairs and sell your home AS-IS?  Absolutely.

Some homes need a little TLC with paint or carpet.  Some homes need entire renovations to remove massive mold problems or 1960’s decor.  But often, home owners wonder, do I really need to fix all this up just to sell it?  Is that a smart move or a big waste of my money?

fox Home-Remodeling

Many times, homeowners want top dollar for their property and go to great lengths to update kitchens, baths, and basements, to get it.  A full home overhaul could set a homeowner back tens of thousands of dollars, of which they may get 80%-90% back when they sell.  That means if they put in $100,000 of renovations, they’ll add on $80K-$90K of value on their home, so it is close, but not quite a 100% return on their investment.

What about the rest of us?
Some homeowners have limited budgets or would rather save their money for other things. Other folks are downsizing or simply do not want the hassle of renovations.  Still other homeowners are underwater with their mortgages and don’t realize they can still sell their home.

You don’t have to fix up your home to sell it?
No, you do not have to fix up your home first in order to put it on the market.  Selling a home As-Is will lower the listing price. Homes with an old roof, damaged windows, broken tiles, and more, have all sold as a regular sales or even short sales with our team, the Keller Group.  However, if you’re a homeowner with little or no equity, you can still sell your home.  If you are late or behind on your mortgage, you can still sell your home!  If you qualify for a short sale, you can sell the home as-is, without a penny out of pocket.

home_worth

How to sell your home As-Is
The first step is to set up an appointment.  Our team comes to your home to look at it in person.  Don’t worry if it’s a mess, we’re not interested in the moving boxes or clutter.  We won’t ask you to pay for fix up costs or repairs.  We won’t demand you finish the basement, update the wiring, or paint the walls, before we list your property for sale.  We understand that being sold AS-IS is the best way to go when dealing with a property that needs updating.  You don’t need to get a home warranty, or pay for a home inspection.  There is no need to fix anything or worry about finding extra money for repairs!

Then we’ll walk your through the listing process so you know what to expect.  A home being sold As-Is usually takes a bit longer to sell than a showcase home in perfect condition.  Once it’s listed and active on the market, we’ll continually update you with showing appointments and follow ups to all your questions.

Still not convinced?
But if a home improvement project is on your To-Do List, budgeting for those items is essential. After all, an estimate is just an estimate. Every remodeling project may have various costs, depending on your budget, materials, contractor, timing and even your location.

stlouiskit

You can expect to spend approximately 80% of your renovation budget on materials and the other 20% on labor. According to home renovations expert Lee Wallender and the 2015 Cost vs. Value report, these are the average costs of several popular home improvement projects.

Helping 100 Families in 2016 – The Keller Group

100-Families Challenge Logo
The Keller Group launched a new program called Helping 100 Families, to inspire the local community to get involved in a unique way, by helping others avoid foreclosure.  Under the innovative brokerage of Charles Rutenberg Realty of Illinois, and guided by veteran short sale expert Heather J. Keller, The Keller Group offers education, guidance and professional advice regarding the housing market, for both distressed homeowners and regular sales.

A clear goal
“We’ve helped hundreds of families with underwater mortgages over the years, but never 100 families in a single year.  Helping 100 families is just our way of giving back to our community,” said Heather Keller.

She is highly confident in her team.
“This team gives us the ability to reach more people than before.  I know we can make a difference in many more people’s lives by giving them options that just didn’t know were out there,” Keller said.

Distress comes in many forms
Keller speaks from experience.  There are over 3,000 pre-foreclosures in Elgin.   These are the folks who may not even know what happens next in the foreclosure process. She’s currently working with clients who are sometimes 5 or 6 years behind on their mortgage payments.  These clients often are going through bankruptcy, divorce, mountains of medical bills or a job loss, while facing foreclosure and auction notices.

That’s another reason why the Keller Group is offering their services with no fees, no strings attached, to talk about alternatives to a foreclosure.  Desperate homeowners may fall victim to a “save your house” scheme or feel like they have no options.  Foreclosure doesn’t have to ruin your credit and getting the message out there is important.foreclosurenotice

“There is never a fee for our service.  No consultation fee, no listing fee, no attorney fees.  We never charge the home seller anything, ever.  Our home sellers are in financial hardship and we understand their difficulties,” she said.

Ask about the $10,000 cash for relocation
Underwater home owners are also surprised when they receive $10,000 after closing the sale on their house, especially when they thought they wouldn’t see a dime.  Again, the experience of the Keller Group, strengthens the lender negotiations to get the home sellers relocation assistance, cash to jump start a new life.  The government program is called HAFA-which allows for home sellers to receive up to $10,000 in relocation funds.  Restrictions apply.  However, many homeowners don’t know if they can qualify for this credit.  The Keller Group can explain this and much more.

Working exclusively in-house for all bank negotiations, The Keller Group leads the way on closing deals faster than any other team.  The Keller Group is also ranked as a Top Producer at Charles Rutenberg Realty in sales transactions.

SOLD! How to get 4 offers in 72 hours

The Keller Group Gets Top Dollar

The 1 Hour Open House
The biting cold of January in suburban Chicago didn’t stop our open house from bringing in a huge number of cash buyers last weekend.  Not only did we have “boots on the ground” with more than 20 visitors at the property in one hour’s time, we also created a live streaming event, showcasing the property to an unlimited number of home viewers.

openhouse
485 N Commonwealth Ave, Elgin, IL.  This was the only sign we used for our 1 Hour Open House.  The real estate yard sign was not used to sell this home!

4 Offers, 3 Days, 1 Hour Open House and 0 Yard Signs =  SOLD
Want to know how we managed to bring in 4 cash offers in less than 72 hours with no yard sign?  The Keller Group created a broad marketing campaign using social media, advertising, blogs, videos, webinars and more, across the internet, to attract ready to purchase cash buyers.

Our highly efficient marketing team excels in promoting events online.  Active home buyers are constantly searching the internet for the freshest properties on the market, and they react fast when they see a great property.  Knowing how to snag the interest of those active cash or conventional buyers is key in bringing in the highest and best offers.

A Customized Marketing Plan
Before we promote a property, we first discuss with the owners their time frame and goals.  Then we create a pre-staging marketing plan.  We want visitors to see the property at its best, with swept floors, bright lights and clean windows.  There’s no point in doing an open house if no one can walk through it.

Next, we meet the owners in person to review the marketing plan and make sure the proper timelines are met.  Not everyone is ready to sell in three days, so we make sure our marketing lines up to your needs.  We also go over how to de-clutter, de-fur (pets) and de-personalize the property, so that buyers can envision themselves living in the home.  We coach the home owners through our home seller checklist.  We let them know what to expect and how to best work their way through the list.

For example, the property used in our sample video below, the owners used a dumpster to unload decades worth of old boxes from the basement.  They knew how valuable clearing out the property was in order to receive the highest offer in the shortest amount of time.

Flexible Showing Schedules
We also highlight how important it is to offer a flexible showing schedule, offering a wide range of availability and times to show the property.  We know the last thing home owners want is a parade of buyers walking through their home when they just want to relax. Having 4 or 5 showings in a single day, as we did on this property, is a major inconvenience.  But the short term stress is worth it for the long term pay off.  In addition, taking pets off site it key to getting more buyers to view the property without interference or distractions from noisy (but friendly) pets.

Next, when the property is fairly cleared out, we were ready for the next step in our marketing plan – broadcasting our open house event.  This included attracting the interest of the local group, Fox Valley Investors, to get their thoughts on the property  as well.

Here’s an inside peek here:

As you can see from the video, we used a local expert to walk the group through the house, with an eye for renovations.   Not only does help highlight the property online, it offers a great sneak peek feature to promote the 1 hour open house event.

Fox Valley Investors Group is a local group with cash buyers, contractors, property managers and others looking to for their next purchase or flip.  Investing experts love to get inside a potential property, to see first hand all the benefits of a property, just like HGTV’s Flip or Flop.   The group works right in our neighborhoods and local communities, adding value and contributing to the area by revitalizing run down or dilapidated properties.  (Home Seller Bootcamp coming soon!)

Here’s a link to the MeetUp:

Fox Valley Investor Group – Join the MeetUp

The Results Are In!
Three days later, we had received 4 offers. The home owners found themselves in the enviable position of choosing which offer they preferred.By leveraging a multi-level marketing plan, including pre-staging, a broad marketing campaign to highlight the property, and reaching out to local community participants, we ensured a successful outcome with multiple offers.

Top Dollar for Short Sales and Regular Residential Sales
We’ve developed marketing plans for a variety of homeowners across the Fox Valley area. Some folks are caught in underwater mortgages and require a short sale to avoid a foreclosure.  Listing their home with my team ensures they can avoid foreclosure and the bank knows they will get true market value.  Short sales and foreclosures are what we specialize in.  Our long term relationships with bankruptcy attorneys, divorce lawyers, title companies, and all the major banks, work together to close more short sales than any other team.

My other clients, who don’t need a fast exit solution, require a different brand of marketing to find a suitable buyer.  I work with a variety of buyers, sellers, and investors to coordinate every sale to run smoothly.  Short sale or regular sale, we work with them all, throughout the Chicagoland area.

Riding back into the housing market?

buckinghorse

The ground seems twice as hard when you get bucked off.  You never seem to find the soft spot.

Life after a foreclosure or short sale is a lot like getting bucked off a wild horse.  one moment, you’re sitting tall in the saddle, the next moment, you’re flying through the air, the ground jumps up to meet you, as the air slams out of your lungs, and your bones rattle so hard even your teeth hurt.

And of course, everyone is watching.

“Get back up,” they say.  “Get back in the saddle.”

Dusting off a tumble is important to make sure no bones are broken.  But taking a rough tumble from an unruly bronco is still a painful experience.  Much like life after a foreclosure, the thought of buying a home might be a painful reminder. White-picket-fence-006

We know how getting thrown off track with a foreclosure or a short sale can feel a lot like being bucked off. It’s hard landing outside the housing market. While a few bumps and bruises from a Chapter 7 or Chapter 13 bankruptcy leaves your credit score hurting, fear can stop you in your tracks.

Back then, folks lost more than a job and income.  They lost a bit of the American dream of home ownership.  Who wants the headaches of being a home owner?  Yet every time the pen scratches out those big empty circles for the rent check, you shake your head at the ridiculous payment, and wonder how much higher it is going to go.

Bankruptcy, short sale or a foreclosure?
But you already know a foreclosure can wreck your credit score for years.  Short sales, while not as bad, can hinder your housing options, too.  If you’ve filed for a Chapter 7 or Chapter 13 bankruptcy, your credit history is pummeled.  Even with a great job and a down payment, banks often reject a home loan application due to the risks from a foreclosure or other past injury on your FICO credit report, right?  Think again!
saddle2

No matter how hard you’ve landed, it’s time to get back into the saddle!  There are new programs now available in the mortgage industry made just for your post-foreclosure situation.

New home loan programs are available
A new home loan program is now available for those with less than perfect credit, bankruptcy, foreclosure, and even a short sale, on their credit history.

We are working with a new lender program that offers loans to folks who are ONE DAY OUT of short sale or foreclosure.  The loan programs accept credit scores starting at 500, for both owner occupied homes and second homes.   Interest rates start in the 6% range and can be used on single family homes, town homes, condos and 2-4 units.  There are no pre-payment penalties and the down payment can be a 100% gift.

Details are available so call (312) 607-7928, click below or email the Keller Group at TheKelleGroup15@gmail.com today!

Foreclosure doesn’t mean the end of home ownership.  A rental may not fit long term needs.  Many growing families feel the squeeze in high rents and tiny square footage, and wonder what they could do next.  Find out more about this program and see if you can return to the rodeo and find a different ride.  No need to wait years to own your home again.  You can skip the rent check and pay yourself each month.smallchildbighorse

What Our Clients Really Think!

thank you note

2015 is coming to a close and as we look back over the year,  we are very grateful to have so many families trust us with their biggest problem – an underwater mortgage.  The Keller Group has faithfully worked side by side with struggling home owners this year, to help them secure a brighter future and a fresh start for 2016!

We are dedicating this post to all the hard working folks we helped, to let them tell you in their own words, what their year was like working through a difficult financial crisis like a short sale.

“Heather was very helpful, thoughtful and understanding in regards to my situation.  And she worked incredibly hard to get my condo sold in a timely manner.  I would definitely recommend The Keller Group!”  ~ D.D

“Heather and her team demonstrated they stand above the rest in completing a short sale. From start to finish her confidence and knowledge base of the process guided us and helped us to relax. She was ahead of the game in what documents we needed to submit and things were done in a timely, quick manner. She closed the deal, saved us from foreclosure, and salvaged our credit. Thank you to your wonderful team, Heather! We were blessed to have received that letter in the mail!”  ~ D.R. and A.R.

“I can’t express enough how blessed we were to work with the Keller’s. We were first time home buyers and within ten minutes of clicking on the first home online we had a call! Chris committed to helping us find our dream home and that is exactly what he did. Their knowledge and expertise is outstanding, so please trust when I say “Team Keller” is the only way to go.” ~ B.J. and N.J.

“She is an excellent Realtor and will take care of everything from start to finish, if there are any problems in-between, all it takes is one phone call and she will resolve the problem.” ~ J.F.

“Heather is the greatest.  I know our case is one in a million but she was very patient with us.  I actually recommended her to my cousin.  Being out of the country and selling home is complicated with all the paper works and stuff.  Heather helped us with everything and we finally closed!  Thank you Heather! ” ~ M.I.

We were blessed to have received that letter in the mail!”  ~ D.R. and A.R.

“Heather made the short sale process very, very easy for us.  She did ALL of the heavy lifting, always communicated everything every step of the way, and was always easy to get a hold of.  She’s a pro and she just made it plain simple!  I would have let many of the details fall through the cracks if it was up to me, but thankfully we made the right choice using Heather Keller.  I highly recommend her!”  ~ C.M. and C.M.

“I was referred to Heather Keller by a friend and couldn’t be more pleased.  She handled everything from beginning to end.  Every time something came up she took care of it, hopefully you’ll never have a need to go through a short sale, but if you do she’s the person you want to help you get it done.  Thanks again Heather you’re the best!”  ~ R.M.

“I had to do a short sale on my home.  An attorney recommended Heather.  She was a God send. My short sale went through successfully, and I had one of the challenging mortgage companies to deal with.  Heather knew the short sales process very well, I could have never done it without her.  I feel blessed that she helped me during some difficult times.”  ~ S.A.

“Heather Keller is a consummate professional.  Her guidance and knowledge made the sale seamless from start to finish.  The communications were timely and informative.  I would highly recommend Heather and her team to anyone in need of an accomplished broker.”  ~ R.M.

“If it wasn’t for Heather’s persistence, we would have never successfully completed a Short Sale.  Heather was always positive that our house would sell even when I was losing hope.  She never gave up on us and for that I am so grateful.  Heather always kept us updated and well informed.  Thank you Heather for all your help.  You saved us from going through a horrible foreclosure.  Thanks for giving us peace of mind.”  ~ B.R.

“Heather and her team are great.  They are very professional and take great care of their clients from start to finish.  They made the entire process fast and easy.  I recommend them to all my friends.”  ~ J.P.

Skip the Resolutions, Give Yourself a Financial Makeover Instead!

Hello……this is 2016 calling, are you ready for it?

handwriter

“I’m stuck in this house,” the caller said.

The first call of the morning often starts out this way.  It’s a call for help, and even though it’s December, they’re not talking about being snow-bound.  It’s that most wonderful time of the year, when folks see a big turning point ahead with a fresh new year about to start, and the calls start coming in.

“I lost my job, and for the first time in my life, I’m behind on my mortgage payments,” the caller went on, “I’ve never been down this road before.  I don’t think I can afford the house.  It’s killing us.”

Or perhaps the caller is in the middle of a divorce, with a house that is underwater and still must be sold off.

“How do we split this house after the divorce?  It’s not even worth what we paid for it!

All too often folks have waited too long and we hear this:

“I give up. I can’t do this anymore. There’s nothing left to do.”

The heartbreaking one for me, as I’m a parent too, is this:

“I can’t let my kids find out how bad it really is.”

I resolve…to stop my house payment from killing me!
First, we need to talk.  This is one of those private talks that your neighbors can’t help you with, or your family, and it might be too embarrassing for you to talk to your friends, who mean well, but don’t know how to really help. But the good news is, the conversation we have doesn’t have to difficult, and you’ll likely feel a lot better.

It is not easy, to just listen, because my first instinct is to jump in to help.  But you may not be ready to accept help right now.  That’s o.k. too.  Talking to folks about their biggest financial issue is not an easy job.

Very often, the stories of the people we talk to are heart breaking. All too often, the anxiety and stress of a financial burden costs them precious time and energy, on top of the dollars lost.  There is no amount of money worth such distress.

tunnel

The right road is here
If you’re looking down that same road, and it’s a dark tunnel with no light at the end, it’s time to change your route. This post would a whole lot shorter if we didn’t see the light at the end of the tunnel. There is a light.  There is hope.  There are options.  There are choices to make,  and some are very difficult, and very personal.

But to glimpse this light that I know is there, use your imagination.  Close your eyes and imagine you are emerging from a dark room into the bright light.  Your eyes blink fast, overwhelmed and dazzled, because you’ve been in a dim room for too long.  It takes a moment to adjust to the light, but that’s part of the process.  The light is the new year, the new you, your life without a mortgage burden. It will take some adjusting, but everyone moves on once they’re back in the light.

What will you see in the light?  How would life be different?  Would you finally get back on track, enjoying the life you deserve?  What if you wanted to buy a new home in as little as 24-36 months’ time, would you?  Or find a great place to rent near by?

I can see the light because we’ve delivered hundreds of clients like you, to that new beginning.  That’s the type of complete turn around  we can see for you, with a vision so bright, the possibilities are limitless.

Many of our clients can breathe again after knocking out a huge debt like a mortgage.  When they kick the mortgage out, they start living again. You can make this year a new start.

Forget New Year’s Resolutions – Give yourself the gift of peace of mind!
We talk to folks with stories that are painful and embarrassing.  Many times, I talk to people who aren’t ready to acknowledge their real financial distress is caused by their un-affordable home and mortgage.  But the truth is, you’re not alone.  We’ve worked through this difficult situation with many other homeowners. Many of our clients qualify to receive a credit of $10,000 at closing.  Are you ready to be our next client?
